The New Home Mortgage Process

 
     
 

Step 1: Pre-Qualification

 
  Pre-Qualification is the first step in the mortgage process.  During this stage you’ll provide your loan consultant general information regarding your income and debts.  Your loan consultant will figure out what amount you can afford to borrow.  Keep in mind there are hundreds of different financing programs available, which can result in different pre-qualification loan amounts. Your loan consultant will help you pick the loan program(s) that best fit your situation and goals.  
     
 

Step 2: Complete a Mortgage Application

 
 

Once you sign a contract to purchase a home and select the options you desire you will complete a mortgage application.  During this stage, more specific information is collected about your financial situation.  Credit reports are ordered, bank deposits and employment are verified, and other documents that are needed to process your mortgage application are collected. 

 
     
 

Step 3: Loan Approval

 
 

After your mortgage application has been processed and your loan package meets the lender’s requirements, you will receive loan approval.  At this time title insurance is ordered and a closing date and time are scheduled. 

 
     
 

Step 4: Closing

 
 

This is where you actually buy the house and the ownership rights are transferred from American Premiere Homes to you. The closing typically takes place at the closing attorney's office, or the title or escrow company.
